The Name

noun  ·  Hawaiian

ko·na   /ˈkoʊ.nə/

Queen

A woman who leads with authority — not permission.

adjective  ·  English

keen   /kiːn/  — shrewd, intelligent

Smart

Informed, calculated, and always two steps ahead.

Stephanie chose these words because they describe exactly how she buys. She evaluates apartment complexes and RV parks with her own capital, on her own timeline, and without a committee making the call. When you talk to Kona Keen, you're talking to the buyer — someone who already knows what a deal looks like, what it's worth, and whether it fits. Smart enough to know when to move. Queen enough to do it on her terms. The name is a standard she holds herself to on every offer.

The Buyer

"I didn't name this company by accident."

Kona is Queen in Hawaiian. Keen means sharp. Stephanie Bartasis chose that name on purpose — because it's how she operates. She's not a wholesaler. She's not a fund looking for a cheap exit. She buys apartment complexes and RV parks because those are the assets she actually wants to own.

She started Kona Keen because she kept seeing the same pattern: sellers of apartment complexes and RV parks in the Sunbelt, Texas, and Midwest getting handed off from broker to broker, or dealing with buyers who disappeared after the first inspection. She wanted to be the other option — the one who shows up, does the math, and closes.

If you're a seller who wants to talk to the person making the decision — not a rep, not a coordinator, not someone who has to "run it up the chain" — that's what Kona Keen is built for.

"I'm not passing your deal to someone else. I'm the buyer. Let's find out if it makes sense."

— Stephanie Bartasis, Founder  ·  Kona Keen LLC

What We'd Build Together

Two Phases.
One Working Machine.

Here's how we'd go from a GoDaddy placeholder to a system that actually brings in seller leads.

01

Fix the Foundation

Week 1 — Low Cost, Immediate Impact

  • Fix the typo — now
Your headline says "aparment complexes" on the site and in the meta description. Every visitor sees it. Log into GoDaddy and fix it today. Costs nothing. Fixes a credibility hit on every page load.
  • Add your phone number
It's not on your site anywhere. Sellers who are ready to talk need a way to call you. Put it in the header and footer — plain text, not an image.
  • Fix your title tag
"Kona Keen LLC" tells Google nothing. Change it to something like: "We Buy Apartment Complexes Nationwide | Kona Keen LLC" — that's what should show up in search results.
  • Add your RV park side to the site
You buy RV parks too — but the site doesn't mention it at all. That's a whole second audience of motivated sellers who'd never know to contact you.
  • Create your Google Business Profile
It's free and it takes 30 minutes. Without it, you don't exist on Google Maps and you don't show up in "we buy apartment complexes [city]" searches. Even as a national buyer, this matters for credibility and AI search results.
  • Fix or remove the empty social links
Your site has social icons that go nowhere. Either link them to real profiles or remove the widget entirely. Empty links look like an abandoned site.
02

Build the Lead Machine

30–90 Days — The System That Pays for Itself

  • New site on a real platform
GoDaddy Website Builder has a hard ceiling for SEO. We'd rebuild on a proper stack — fast load times, clean code, full control over meta tags and schema. Your current site is invisible to Google and that doesn't change without this.
  • Market-targeted landing pages
Pages targeting specific states and asset types: "Sell My Apartment Complex Texas," "We Buy RV Parks Georgia," "Sell RV Park Sunbelt." These are the searches motivated sellers are actually making — and right now, Kona Keen doesn't show up for any of them.
  • CRM + automated seller follow-up
When a seller fills out your form, you need more than an email notification. We'd wire in a CRM that tracks the lead, sends immediate follow-up, and reminds you when to call. Leads go cold fast — the system keeps them warm.
  • Google Business Profile — fully optimized
Build it out with the right categories, a keyword-rich description, photos of closed deals, weekly posts, and a Q&A section. This is what puts you in the map pack when sellers search locally.
  • Schema markup + structured data
Tell Google exactly what your business does and who you serve. This improves how you show up in both standard search and AI-powered search results — which is becoming a bigger deal every month.
  • Seller-intent content
Articles targeting searches like "how to sell an apartment complex without a broker" or "what is my RV park worth." Sellers who find this content are already motivated — they just need to know you exist.
